This is for Pipedrive setup. I work alone in real estate as a broker connecting investors and properties, am just starting out and am on a budget. I just want to save time vs blasting through pipedrive/youtube videos
I have previously been using excel, and a little LinkedIn but there’s too much I am missing.
I do not currently have a website or landing page, and will likely use a quick Ai style landing page template
No scams/bots/Ai - sadly, we have to say that today....We will definitely do a video call

I get contacts through:
1) Conferences,
2) One on One mtgs and friend introductions,
3) Emails sent to me with property deals/presentations/attachments,
4) Me cold-calling from websites google/chatgpt searches and/or reaching out on LinkedIn
Base CRM development.
The CRM base import will be 4,500 contacts from LinkedIn and 4,000 contacts from google contacts.
For the LinkedIn migration Im thinking of Surfe. However – I dont want to get banned for using automated scraping/Chrome extensions (LinkedIn just banned Zoominfo), so may need to rate limit this/watch login IP/VPN/usage (do you know how?)
Data Enrichment
I need to tag each contact (e.g., investor, architect, broker, what property type they own or buy, or have bought or are interested in etc),
Workflow
Lead scoring/tracking from basic lead to sales qualified to deal qualified to client status or some progressive labels.
Set up simple drip campaigns and follow up reminders to engage contacts regularly.
Someday, I may do a newsletter not sure if pipedrive can do this/measure engagement etc.
I will need the ability to file/store deals and related documents (eg data room setup to capture presentations, excel models, legal agreements etc) that are submitted to me via email or downloaded. I would like to quickly file that away into its own deal area/subfolder. Not sure if pipedrive can do this

I am not a PIpedrive or CRM expert. What if anything would be helpful in your experience that I am missing here? I just want to save time vs blasting through pipedrive/youtube videos.
