Property Investment P&L Modeling ID-1036

I need help refining a property investment model that includes ongoing (rental) and final (sale) P&Ls. The property has a mortgage split into three loans, with frozen portions that benefit from write-offs if timely payments are made. There are also overdue fees and an option to refinance part of the loans at lower rates.

I’ve created initial tabs for the repayment schedules, P&Ls, and the impact of refinancing. You’ll review my work and assist with the following:

• Write-off vs. Refinancing Trade-offs:
I need a tab that compares the financial trade-offs between two strategies: (a) maximizing the potential write-offs of frozen portions of the mortgage through timely payments, and (b) minimizing overall interest payments by refinancing. For example, refinancing could be used to fully repay one of the three loans, but this might forfeit any potential write-offs for that loan. Include charts and tables.

 Interest Rate Sensitivity Analysis:
Create a tab that allows manual adjustment of interest rates at up to 10 specific future dates. For instance, I may want to model rates decreasing by 50 basis points in 12 months or increasing by 25 basis points in 48 months. The repayment schedules should automatically reflect these changes, and the resulting impact on total repayment amounts and interest payments should be captured. Include charts and tables.


• Enhanced Sale P&L:
Refine the existing sale P&L tab to include dynamic capabilities:
• Automate scenarios that adjust the sale price by increments of +/-10%, +/-15%, etc., starting from an entered base sale price (e.g., 600K → scenarios for 660K, 690K, etc.).


• Add the ability to calculate returns based on the year the property is sold, incorporating all costs and revenues from other tabs.


• Rental P&L Inflation Adjustments:
The current rental P&L assumes constant rental prices. I need this updated to include inflation adjustments, allowing rental income to grow at a set rate every two years. These adjustments should be customizable.
• Automation:
You will automate the fetching of various interest rates.
• Dashboard:
You will create a dashboard containing a set of variables (interest rates, refi rates, sales year etc) that automatically generates and visually represents the rental and sales P&Ls.
